Successful Completion: RUHR Logistics Park in Castrop-Rauxel Ready for Occupancy

PRODAC and Frankfurt-based project developer OMNIDOCKS have completed the RUHR Logistics Park in Castrop-Rauxel on schedule. The modern logistics and warehouse property at Klöckner Strasse 55 is now available to lease and is aimed at companies seeking a prestigious, centrally located facility for exclusive occupancy in the Ruhr region.

Developed on a former industrial site of approximately 18,300 square metres, the energy-efficient commercial property comprises around 7,575 square metres of warehouse space, approximately 580 square metres of office and staff facilities, and around 350 square metres of mezzanine space. With a clear height of 9.50 metres to the underside of the beams, nine dock-level loading doors and one ground-level door, the new facility is designed for logistics, warehousing and light industrial operations. Up to 90 car parking spaces and electric vehicle charging infrastructure are available for employees and visitors.

The property benefits from excellent transport links. The Castrop-Rauxel Ost motorway interchange, providing access to the A2 and A45 motorways, is only a few minutes away by car. The nearby A40, A42 and A43 motorways also provide fast connections to the major business centres and metropolitan areas of North Rhine-Westphalia. The location therefore offers excellent conditions for efficient regional and nationwide logistics operations.

“The RUHR Logistics Park provides companies with a modern property for exclusive occupancy in an established business region. Its combination of functional space, high-quality specifications, sustainable construction and excellent motorway access makes it suitable for both medium-sized businesses and international companies with distribution requirements,” says Lars Zimmermann, Managing Director of PRODAC Industrial Real Estate GmbH.

The property was developed with a strong focus on resource efficiency and future-proof building operations. DGNB Gold certification is being pursued for the building. A planned rooftop photovoltaic system will generate renewable electricity, while parts of the roof will be landscaped with vegetation. Heat pumps will provide heating without the use of fossil fuels.

With the completion of the RUHR Logistics Park, OMNIDOCKS and PRODAC are expanding the supply of modern commercial space in the Ruhr region. The property is available to lease with immediate effect. Lars Zimmermann, Managing Director of PRODAC, is the main point of contact for leasing enquiries.

Modevconsult GmbH, based in Weinheim, was responsible for technical project management. Goldbeck International carried out the construction work as general contractor. Engel & Völkers Dortmund acted as intermediary for the acquisition of the site.
