When build-to-suit makes sense

A tailor-made new building is the right choice if existing space does not meet your requirements, for example if you

  • want to bring production, storage and administration together at one site,
  • need a specific clear height, floor load or loading set-up for your processes,
  • need more office, staff or mezzanine space than a standard building offers,
  • attach importance to high sustainability standards such as DGNB certification.

How your building is created

  1. Requirements: together with you, we define the space, use and specification.
  2. Site: we find and acquire a suitable plot.
  3. Planning and permit: with qualified expert teams, we plan the building and apply for the building permit.
  4. Construction: we build with qualified partners and meet the agreed cost, quality and time specifications.
  5. Handover: you move into a turnkey building.

Built sustainably

We build to high sustainability standards and aim for certification by the German Sustainable Building Council (DGNB) for our new buildings. At BTS Eschweiler, this includes a heat pump instead of fossil heating, a photovoltaic system, rainwater harvesting and EV charging infrastructure, with DGNB Platinum targeted.

Reference: European headquarters for Barnet Europe in Eschweiler

For Barnet Europe, an international production, recycling and trading company for synthetic fibres, polymers and yarns, we built a new European headquarters in Eschweiler. It brings together activities that were previously spread across sites in Aachen, Raeren (Belgium) and Eschweiler.

  • Site: approx. 41,400 m², acquired from RWE AG in 2024
  • Space: approx. 19,500 m² of warehouse space, 1,750 m² of office and staff space, 1,570 m² of mezzanine
  • Specification: 10 m clear height, 10 loading docks and 3 level access doors, floor load 50 kN/m²
  • Partners: BGO (investor and owner), Goldbeck International (general contractor), Modevconsult (project management)
  • Timeline: building permit April 2025, groundbreaking May 2025, topping-out October 2025, completion September 2026

Not necessarily. For Barnet Europe’s European headquarters in Eschweiler, we acquired the site ourselves.

That depends on size, site and permit. For BTS Eschweiler, around a year and a half passed between the building permit (April 2025) and completion (September 2026).

Build-to-suit means that a building is planned and constructed for a specific user and to their requirements, rather than speculatively. The user moves into a turnkey building.
